We take complete control and responsibility for all aspects of the landlord and tenant relationship, dealing with all day-to-day issues so you do not have to deal directly with tenants. We use dedicated software to administer rent collection and reconciliation. Rents are collected wherever possible by Direct Debit and processed through to our clients direct to their bank accounts.

Our aims as managing agents:

  • Calculating and issuing regular rent demands, collecting rent and chasing late payers
  • Dealing with clients and the tenants issues as they arise
  • Administration of insurance cover
  • Advise on strategic matters in relation to the client’s portfolio
  • Providing quarterly statements to enable clients to reconcile income and expenditure for income tax purposes each year

Landlord and Tenant Services

Rent Review/Lease Renewal

We represent all our management clients on rent reviews and lease renewals as well as a large number of landlords and tenants who use us only for this service.
Acting for Landlord clients at rent review we have had considerable success in making rental gains and also whilst acting for tenants we have managed to minimise rent increase.

Dilapidations and Repairs

We believe it is important that you make sure that your property is well maintained. When advising landlords on dilapidation issues we are careful not to allow problems to mount up as this can cause damage to the building. You do not want to be in a position where your tenant disappears leaving you with repairs to do before re-letting is possible. It is also worth remembering that the cost of producing a schedule of dilapidations is usually covered by the tenant.

Survey and Valuations

We carryout Valuations on a wide variety of commercial properties retail, office, industrial or leisure from city centre or market town. We can provide sound professional valuation advice whether you require a secured lending valuation, assets valuation for company reports, capital gains tax valuations, probate valuations, tax planning or a regular valuation in preparation for sale, and or investment acquisition.

Sales and Lettings

We offer clients comprehensive advice on buying selling and letting commercial property. From sourcing requirements to filling empty space we advise on value and contract terms. When negotiating leases we aim to secure the best possible lease terms and rent for our client.

Investment Acquisition and Disposal. We work closely with investor clients to find them the investments they want and advise on rationalising existing portfolios as and when appropriate.
